VAQUAY® has been recognized by Luxury Lifestyle Awards in the category of Best Luxury Short-Term Rental & Experiential Hospitality in Australia. The recognition highlights the company’s role in evolving short-term rental management into a more immersive, hotel-style accommodation category through its Mini-Hotel® product and distinctive Blue Marble Universe.
More than a collection of places to stay, VAQUAY® is building one of the Southern Hemisphere’s most distinctive accommodation ecosystems: a brand universe shaped by design, storytelling, guest experience, and emotional connection. In the same way the world’s great entertainment companies have built entire universes people travel to enter, VAQUAY® is bringing that level of imagination into residential accommodation, transforming individual properties into immersive worlds with their own identity, atmosphere, and reason to exist.
Founded in 2017 and headquartered in Melbourne, Victoria, VAQUAY® operates at the intersection of accommodation, design, property transformation, and guest experience, repositioning residential properties as a new asset class through the Mini-Hotel® product.
After identifying the limitations of an increasingly undifferentiated short-term rental market, VAQUAY®chose not to compete in the sea of sameness. Instead, the company set out to build something the market had not seen before: residential properties transformed into immersive, story-led Mini-Hotels® with their own identity, atmosphere, and touch of magic.
In an environment where travellers increasingly seek experiences that feel personal, memorable, and shareable, VAQUAY® identified an underserved segment of the accommodation market: guests who no longer want standardised stays, and property owners who need their assets to stand out in an increasingly attention-driven economy. As the market moves further toward stays with identity, atmosphere, and emotional pull, VAQUAY® has positioned Mini-Hotel® as a response to where accommodation is heading next.
Mini-Hotel® is VAQUAY®’s own category of stay, designed to transport guests into entirely different worlds the moment they walk through the door. It could be A Samurai’s Refuge in Kyoto or a Desert Sanctuary in Egypt. A lot like Disneyland, Mini-Hotels® bridge the gap between magic and reality.
For guests, the result is accommodation that feels more memorable, immersive, and transportive. By approaching each stay with the mindset of an entertainment company and a hotel operator, VAQUAY®creates immersive worlds that guests do not simply stay in, but experience. For property owners, it offers a way to reposition an existing residential asset into something far more distinctive, with stronger guest appeal, much greater pricing power, and an undeniable presence in the short-term accommodation market.
Since launching, VAQUAY® has transformed and managed more than 200 properties and welcomed over150,000 guests across its portfolio. Led by Michael Kyrifidis and Panagiota Gomatos, VAQUAY® has developed an unmistakable portfolio of properties that move beyond the traditional expectations of short-term rentals.
A defining aspect of VAQUAY®’s methodology is its product-led development process. Each Mini-Hotel® is created around a distinct world, destination, story, or atmosphere. Rather than simply reflecting the property’s physical location, each stay is designed to transport guests into a setting they would not ordinarily expect to find through the doors of a residential property. This is the hallmark of VAQUAY®’s approach: guests are not just booking accommodation; they are entering a carefully constructed brand universe.
One example is A Saint’s Mirage in Prague, a one-bedroom Melbourne apartment within a heritage building that VAQUAY® transformed into a European-inspired Mini-Hotel®. Rather than mirroring its Melbourne location, the property was designed to carry guests somewhere older, quieter, and more magical, into a world of Renaissance influence, cathedral shadows, candlelit corners, old stone, and the feeling of wandering through Prague’s cobblestone streets at dusk. It demonstrates how an existing residential asset can be repositioned into an immersive stay with its own identity, story, atmosphere, and guest demand.
“This recognition reflects the clarity of our long-term direction and the work invested in developing a new category centred on experience, design, and emotional connection. VAQUAY® has never set out to simply manage short-term rentals. Our objective has been to create a new kind of accommodation within our own unique brand universe. One that allows property owners to think more like hoteliers, and allows our customers to step into worlds they remember long after they leave. We see this recognition as further validation of the Mini-Hotel® and of the opportunity that exists within experiential hospitality, providing our investors with not just a stronger return on investment, but a Return On Imagination®,” said Michael Kyrifidis, Executive Chairman of VAQUAY®.
