Saliena has been recognized by Luxury Lifestyle Awards in the category Best Luxury Mixed-Use Community Development in Latvia, acknowledging more than two decades of work in creating an integrated community where premium residences, international education, sports, recreation, commercial spaces, and extensive green areas come together within one connected environment.

Established in 2005, Saliena is a 450-hectare master-planned community in Latvia. Approximately half of the master plan has been developed to date, reflecting the long-term nature of a project designed to combine residential, commercial, educational, recreational, and public spaces within one destination. The master plan was developed by Niko Tiula of AUD Architects in Finland.

Saliena’s residential offering is designed around different lifestyles and stages of life, ranging from one-bedroom apartments to private villas overlooking a Jack Nicklaus Signature Design golf course. Homeowners are offered selected customization options during construction, including choices relating to layouts, outdoor living areas, and interior finishes. An in-house property management team provides ongoing support and oversees the maintenance of buildings, infrastructure, and public spaces.

The wider community reflects a mixed-use development model centered on proximity, convenience, and everyday quality of life. Three international schools are located within Saliena, alongside office space and a broad range of sports and leisure facilities. These include a Jack Nicklaus Signature Design golf course, a tennis academy, football pitches, an ice arena, equestrian facilities, and fitness centers.

Around 30% of the master-planned community is dedicated to landscaped and recreational areas, including three public parks and the 11-hectare Forest Park, creating a strong connection between residential life and nature.

Environmental considerations have been incorporated into Saliena’s development from the outset. Residential projects use Scandinavian prefabricated timber-panel and modular construction technologies that help reduce construction waste while improving quality control and construction efficiency. Homes achieve A-class energy efficiency, while electric vehicle charging infrastructure continues to expand as the community develops.

Saliena’s integrated planning model also brings homes, schools, workplaces, recreation, and everyday services closer together, helping reduce the need for longer daily journeys.
