Starlife Group’s Integrated Development Perspective

Starlife Group approaches real estate development as an interconnected discipline, bringing development, construction, investment, insurance, property management, lending, proptech, and brokerage capabilities into a single organization. Based in Miami and active across residential, mixed-use, commercial, retail, and hospitality sectors, the company focuses on projects designed to create lasting value for residents, investors, and the communities they serve. Its position among the TOP 100 Developers of the World 2026 reflects the scale and direction of an integrated model that extends from land acquisition and design through construction, delivery, and long-term asset management.

An Integrated Real Estate Platform

Founded in 2018 by Gevorg Shahbazyan and Arman Shahbazyan, Starlife Group has developed a vertically integrated structure through specialized divisions including Starlife Builders, Starlife Capital Ventures, Starlife Development, Starlife Insurance, Starlife Property Management, Starlife International Realty, and Starlife Lending. This framework gives the company direct involvement across multiple stages of the real estate process while creating a single point of accountability for clients.

The model also enables Starlife Group to shape its services around individual objectives. Depending on the engagement, this can include custom architectural design, financing solutions, investment considerations, or end-to-end project management. Client requirements are approached in relation to investment goals, lifestyle preferences, and project timelines rather than through a standardized development formula.

The company’s process begins with identifying locations supported by strong market fundamentals and long-term potential. Design and planning respond to both market demand and the way residents will use a property, followed by construction focused on quality materials and coordinated execution. Delivery and management extend the process into long-term operational performance.

Development at Urban Scale

Starlife Group’s current pipeline illustrates the breadth of this approach. Over 2,000 units in the development and construction pipeline. 21 Hollywood, a 14-story mixed-use development in Hollywood, Florida, combines 200 residential units with 10,000 square feet of ground-floor retail. Designed by Miami architect Kobi Karp, the project has required the coordination of vertical construction, permitting, procurement, supply-chain pressures, and site logistics within an active urban setting.

Starlife Builders, the company’s in-house construction division and general contractor for the project, provides direct oversight of scheduling, procurement, and quality. The development has reached its topping-off milestone and is scheduled for completion in 2026.

For property owners and residents, 21 Hollywood incorporates energy-efficient systems, smart home technology, and premium finishes. Its amenity program includes an elevated pool deck with private cabanas, a golf simulator, yoga and Pilates facilities, a fitness center, cinema and game rooms, co-working and business lounges, a children’s play area, and a dog park with a wash station.

The project has previously been recognized as Best Luxury Residential Development in Florida by Luxury Lifestyle Awards and has received distinctions from the TITAN Property Awards, International Property Awards, and RED Awards.

A Pipeline Across Market Segments

Beyond 21 Hollywood, Starlife Group is advancing two additional high-rise developments. TEN50 is a 23-story mixed-use development planned to deliver 460 units, while World Tower in Hollywood is a 22-story residential tower comprising 350 units. The Mansions at Riverland represents 11 gated luxury townhouse projects, while The Estates at Riverland will have 2 acre, 40 townhouse project in Fort Lauderdale. Few other mixed use development projects are also coming in Fort Lauderdale, together with 21 Hollywood, the developments represent more than 2,000 units in the company’s active and planned pipeline.

This range places Starlife Group across luxury residential, mixed-use, and workforce housing development rather than within a single property category. The company’s structure supports that breadth by connecting development decisions with construction capabilities, financial expertise, brokerage, and lending.

Sustainability is incorporated into the company’s development approach through energy-efficient systems, smart home technology, and building practices intended to align contemporary residential standards with environmental considerations. Starlife Group also participates in city panels and economic development forums addressing the role of real estate in long-term community progress.

Leadership Across Design and Finance

CEO and co-founder Gevorg Shahbazyan brings a cross-disciplinary perspective shaped by architecture, development, and finance. A graduate of both the Harvard Graduate School of Design and Harvard Business School, his background informs the company’s integrated approach to the relationship between physical development and investment strategy.

Shahbazyan is also the founder of OnlyFund Capital Partners, an AI-driven proptech real estate development and investment platform connecting developers with capital partners. This broader involvement in real estate finance and technology complements Starlife Group’s work across the development lifecycle.

For Starlife Group, recognition among the TOP 100 Developers of the World 2026 places its expanding portfolio within an international context. More significantly, it reflects a development philosophy built around coordinated expertise – from identifying land and defining a project to executing construction and managing assets for long-term performance.
