Defining a Modern Mixed-Use Identity

Located in the Mladost District of Sofia, within the area of Alexander Malinov Boulevard, Delta Center is conceived as a multifunctional residential and office complex designed to support contemporary patterns of living and working. The development comprises three towers of 14, 13, and 12 stories, each offering approximately 500 square meters per floor. The composition introduces a dynamic vertical profile while maintaining cohesion across the site.

The residential component is positioned above the ground levels and includes two- and three-room apartments intended for singles, couples, and families. The layouts prioritize adaptability and spatial efficiency, creating homes that balance openness with privacy. The emphasis remains on functionality without sacrificing comfort, reflecting the firm’s understanding of evolving household structures and urban density.

Integrated Workspaces for a Changing Economy

The 14-story tower is dedicated to office functions, offering flexible configurations ranging from open-plan environments to private suites. This flexibility allows tenants to adapt spaces according to operational models and growth trajectories. At the top of the tower, a panoramic office with an expansive terrace provides a setting suitable for meetings and professional gatherings, reinforcing the building’s role as a business address within the district.

Design Responsibility and Environmental Consideration

S Architectural Team served as the designer of both the buildings and the surrounding plot areas, ensuring spatial consistency across architecture and landscape. Sustainability considerations were embedded from early design stages. The project incorporates optimized insulation, high-performance glazing, and energy-efficient HVAC systems to reduce operational energy consumption. Solar panels are planned to support common areas and hot water supply, reducing reliance on conventional energy sources.

The architectural layout prioritizes natural daylight and ventilation, contributing to reduced demand for artificial lighting and mechanical cooling. Material selection focuses on durability and environmental performance, aligning with Bulgarian regulations and European standards. Landscaping elements are designed to enhance biodiversity while supporting a healthier urban environment for residents and office users alike.

An Established Practice with Expanding Reach

Beyond Delta Center, S Architectural Team’s portfolio spans a wide spectrum of building typologies. The firm has completed projects in Bulgaria and internationally, including work in Dubai, UAE. Its experience includes significant public projects such as the renovation of the main building of the National Palace of Culture in Sofia ahead of Bulgaria’s Presidency of the Council of the European Union in 2018 – a complex undertaking requiring coordination across multiple stakeholders and evolving governmental requirements.
