Questions:

Alexander Chetchikov: In today’s dynamic market, how do you define “luxury,” and how has this definition evolved over the years?

Per Moensted: Luxury today is less about marble floors and status symbols; it’s about how effortlessly a place fits into your life. In Marbella, Benahavís, and areas like Benalmádena, we’re seeing a shift from isolated mansions to resort-style living, branded residences with hotel-level service, concierge, spa, even private chefs. The new standard is lifestyle-first. People want comfort, connection, and simplicity, not complexity.

That’s exactly what we offer through the House of Mojo. It’s our ecosystem of specialized companies, providing everything an international buyer, owner, or investor needs — real estate, investment funds, legal, finance, rentals, renovations, interior design, cleaning, and property management — all under one roof. It’s high-quality, fully integrated service in a one-stop-shop designed to remove stress and add joy.

AC: With the rise of digital platforms and virtual experiences, how is technology reshaping the luxury real estate sector, and how is Mojo Estates adapting to these changes?

PM: Tech has revolutionized the luxury market. Buyers today might be in Copenhagen or New York but expect to view a home as if they’re already there. During the lockdown, we were one of the first agencies on the coast to fully embrace marketing videos, drone content, and virtual tours – and we haven’t looked back since.

We’ve also automated much of the back-end process to give a smoother, faster, and more secure experience. That’s how we ensure no detail is overlooked. It’s not about replacing people – it’s about freeing them up to focus on service and strategy.

AC: What trends do you foresee shaping the future of luxury real estate services, particularly in destinations like the Costa del Sol?

PM: Luxury is becoming more inclusive – not in quality, but in access. You still have the ultra-high-net-worth buyers looking at gated estates in La Zagaleta – one of Europe’s most exclusive enclaves – but you also have savvy investors opting for co-ownership models.

Take Mojo Sharing for instance. Eight owners share a luxury holiday home that they get more than six weeks a year with concierge, Porsche Macan, and full property management for a fraction of the cost. It’s a response to a shift in values: people want freedom, flexibility, and full immersion into the Costa del Sol lifestyle, without full-time responsibility. That’s the new luxury – access to beauty, 320 days of sun, fine dining, nature, and a sense of ownership.

AC: How important is collaboration among luxury brands and service providers in delivering a holistic luxury experience to clients?

PM: It’s critical – but it’s also about knowing when to collaborate and when to keep things in-house. At Mojo, we’ve built a strong internal ecosystem: legal, finance, interior designers, architects, property managers, even our own handyman team. That ensures consistency, accountability, and speed.

But we also work with trusted developers, fellow agents, and top-tier partners. For example, our collaboration with luxury developments in El Higuerón gives our clients privileged access to resort amenities, while Mojo Marbella focuses solely on properties over 2 million € – a niche where service expectations are non-negotiable. We also collaborate with external auditors and even lifestyle podcasters – because luxury today isn’t just about square meters, it’s about meaningful connections.

AC: How is the growing emphasis on sustainability influencing the luxury real estate market, and what steps is Mojo Estates taking to align with this movement?

PM: The growing emphasis on sustainability is reshaping the luxury real estate market. Buyers today expect more than just aesthetics — they want properties that reflect their values, including energy efficiency, responsible materials, and smarter ownership models. Luxury is no longer just about what you have; it’s about how you live.

At Mojo, we’re fully aligned with this shift. Our Mojo Cleaning service only uses eco-friendly, non-toxic products, 100% cotton linens, and zero polyester — all prepared in our own 72 m² in-house laundry facility.

Our Mojo Sharing concept is another sustainable innovation. Rather than owning a holiday home that stands empty most of the year, eight co-owners share a luxury property — reducing waste, maximizing use, and promoting conscious ownership.

We also partner with developers who prioritize green design from the ground up. The award-winning Horizonte project is a great example, known for its innovative and sustainable urban planning. Another standout is Carat Privé, an eco-luxury development by RH Privé. From rainwater reuse to aerothermal systems and hydro-efficient taps, it’s luxury with a lighter footprint — and Mojo Sharing has properties here, too.

AC: What inspired you to transition from your previous ventures in Denmark to establishing Mojo Estates in Spain, and what challenges did you face during this journey?

PM: I’ve always been driven by a desire to create new business models and concept developments. Before Mojo, I co-founded several businesses — including biotech company StemCare, and the very successful fintech platform ViaBill. But after moving to Spain with my wife, Mette, and our three children in 2014, I realised the property market here lacked professionalism and high-end service.

That was the beginning of Mojo Estates. Jacob Johansen, my business partner and co-founder, and I wanted to offer international buyers a better, smarter, more reliable way to buy and own property on the Costa del Sol — one that combines efficiency, professionalism, service, and local know-how. That idea grew into Mojo Estates, Mojo Rentals, Mojo Sharing, Mojo Capitals and beyond. We’re here for the long haul.

AC: The name ‘Mojo’ combines elements of your and Jacob’s surnames, but it also defines a person who, through positive energy, a twinkle in their eye and professional charisma, inspires others to keep their own mojo up and pass it on to other people. How does this philosophy manifest in your company’s culture and client interactions?

PM: ‘Mojo’ is more than a name, it’s a mindset. We inspire our clients and employees to keep their own mojo up and pass it on to other people. Therefore, for us, ‘mojo’ means creating your own happiness through lifestyle, community, and quality. That’s why we’ve built a team of professionals across legal, design, marketing, sales, rentals, and more — all aligned to deliver a seamless and inspiring client experience.

We’re not just selling homes; we’re sharing what we call the Mojo lifestyle. Everything we do reflects the spirit of Costa del Sol living. It’s about freedom, wellness, and connection. Whether you’re a buyer, an investor, or a holiday guest, Mojo is about lifting people up — and when you surround yourself with good mojo, you naturally pass it on.

AC: Mojo Estates emphasizes a 360º service model. How does this comprehensive approach enhance the client experience, especially for international buyers unfamiliar with the Spanish property market?

PM: Our 360° service has evolved into a fully integrated in-house ecosystem. From property maintenance, cleaning and laundry, to finance, legal, media, interior design, and architecture, our clients have access to everything they need under one roof.

This means more than just convenience. It means reliability, clarity, and consistency. Every department communicates, aligns, and works together to deliver a smooth experience whether you’re buying, selling, renting out, or investing. We’re on top of the details, even the ones our clients don’t know they need to consider, like tax forms, compliance, or changing regulations.

Both Jacob and I have been through the same process ourselves moving to Spain, navigating bureaucracy, so we’ve built the kind of service we wish we had. It’s modern, it’s honest, and it’s highly personalised. That’s how we change not just the process, but the whole experience.

AC: As a leader, how do you cultivate a team that embodies the values and vision of Mojo Estates, ensuring consistency in service and client satisfaction?

PM: It starts with hiring people who are ambitious, dynamic, driven, and most importantly, who has mojo. Then we give them structure, support, and freedom. We’ve put a lot of work into defining our values, mission, and purpose, and that alignment runs through everything we do.

From the towels in our rental homes to the design of our brochures, from the messaging in our emails to the artwork in our office — there’s a red thread. We’re growing fast, expanding our offices, our team, our services but we’re growing with intention. Everyone at Mojo feels ownership. We don’t micromanage, but we do demand excellence. That’s the culture we’ve built.

AC: Beyond business metrics, how do you personally measure success, and what legacy do you hope to leave in the luxury real estate industry?

PM: Success for me is about impact. Did we improve someone’s life? Did we build something that lasts? If I can look back and see that Mojo raised the standard, empowered good people, and created beauty with purpose – that’s success. The legacy is in the details we refuse to overlook.

AC: If Mojo Estates were a lifestyle cocktail, what would be its signature ingredients – and what would you say is the secret ‘twist’ that keeps clients coming back for more?

PM: I’d say: one part ambition, one part transparency, a splash of Mediterranean charm, and a twist of unexpected magic. What keeps them coming back? We tell them the truth – and we always show up with solutions. That combination’s rarer than you think.
