Designed to meet the client’s needs while respecting regional customs, The Courtyard House is an exemplary display of the firm’s ability to balance modern architecture with the cultural nuances of the Middle East.

Construction of the house began in February 2023, and the skeleton phase was completed by September of the same year. Currently, 90% finished and in the final stages of completion, The Courtyard House is an ambitious project that spans several floors and incorporates a wide range of features designed to enhance both luxury and functionality.

The client requested a five-bedroom apartment with an expansive roof studio and a 2 level basement. The first level basement includes a maids’ quarters, a driver’s room, and ample parking space, while the second level basement provides an additional layer of functionality and privacy and natural temperature control where you can find mega courts opened all the way through the building to allow natural light in all levels and natural wind turbulence. There, the client can enjoy a fully private gym, swimming pool, and entertainment area, all designed to cater to family and guest needs in a relaxed yet luxurious setting.

In keeping with the client’s wishes, the design respects traditional Arabic customs while embracing modern architectural principles. Open courtyards, strategically placed throughout the home, ensure optimal ventilation and natural lighting, reducing the need for artificial climate control. These courtyards cool the home naturally while enhancing privacy, as they direct most of the home’s windows inward, a design choice that aligns with Middle Eastern cultural preferences.

Environmental sustainability is a central theme in The Courtyard House project. Arraya Consultant Office employed a variety of innovative materials and techniques to ensure that the home is as eco-friendly and luxurious. For instance, energy-saving strategies were implemented by minimizing direct sunlight exposure while maximizing natural ventilation through the open courtyards. This design helps reduce energy consumption while creating a cool, comfortable living environment.
