Ambassadori Island Batumi Redefines Georgia’s Coast

Ambassadori Island Batumi has been recognized by Luxury Lifestyle Awards with two distinctions: Best Luxury Coastal Masterplan Development in Georgia and Best Luxury Urban Development in Georgia, acknowledging a landmark project set to shape a new chapter for luxury real estate on the Black Sea coast.

Established in 2004, Ambassadori Group is a Georgian luxury developer and hospitality operator with a portfolio spanning residential real estate, hotels, commercial real estate, and retail. Its work includes Ambassadori Tbilisi Hotel, Ambassadori Batumi Hotel, Ambassadori Kachreti Golf Resort, Ambassadori Goderdzi Ski Resort, and Keburia Winery in Kakheti.

Ambassadori Island Batumi represents the group’s flagship development and Georgia’s first artificial island. Located in Batumi, the 84-hectare project is planned as a complete coastal destination, bringing together high-rise residences, serviced apartments, private villas, townhouses, 5-star hotels, a premium marina and yacht club, Georgia’s largest shopping mall, a 10,000 sqm event hall, parks, beach clubs, wellness and spa facilities, entertainment venues, and sustainable mobility infrastructure.

The project is being delivered in phases, with the first phase planned from 2022 to 2029 and the second phase from 2029 to 2035. Land reclamation works began in 2022, with more than 50% of the 84-hectare area already formed and 48 hectares officially commissioned. Construction of the First Tower, a 58-floor multifunctional skyscraper, began in 2025 and is scheduled for 2029 delivery.

Ambassadori Island Batumi has been developed with the support of leading international specialists, including ARUP for the smart-city vision development, SHoP Architects for landmark towers, Yüksel Proje for marine engineering, MUA Architecture & Placemaking for the First Tower architecture and façade, and Studio D73 for interiors. The project also integrates sustainability-focused systems, including solar PV technologies, rainwater harvesting, grey water recycling, blue-green infrastructure, electric transport, water taxis, cycling paths, pedestrian boulevards, climate-resilient design, and marine protection studies.
