COSTA HOUSES Luxury Villas S.L.®️ is a highly regarded real estate agency renowned for its provision of upscale properties in the northern Costa Blanca and Ibiza, Spain. With a successful track record spanning 7 years, the company has gained acclaim for its outstanding services and dedication to personalized customer experiences.

In 2023, the agency received a Luxury Lifestyle Awards for Best Luxury Real Estate Agency Marketing in Costa Blanca, Spain. We spent some time with CEO Miguel Ángel Pastor, to learn more about the company’s values and history as well as how he carved out a distinct niche for the firm by offering unmatched customization and personalized services.

Luxury Lifestyle Awards: Thank you for meeting with us today, Miguel Angel, and congratulations on winning a Luxury Lifestyle Awards! Please give us a brief history of the company, and how it came into being.

Miguel Ángel Pastor: Thank you for your kind wishes. We’re very happy that our hard work and dedication have been recognized.
Growing up with my family in the construction industry, I developed a passion for real estate at a very young age. Combined with the idea of really going the extra mile in this sector, I founded COSTA HOUSES Luxury Villas. 

LLA: COSTA HOUSES Luxury Villas S.L.®️ has established itself as a leading provider of luxury properties in the northern Costa Blanca and Ibiza. What strategies have you employed to differentiate your company from other real estate agencies in the region?

MAP: Nowadays the real estate market, the digitization as well as the way of living (for example due to the pandemic, teleworking) are constantly changing. We are a young, dynamic team, with experience and are constantly improving our skills, adapting to new situations, and finding innovative solutions. Our different approach to modern marketing, and delivering constant content on all platforms and social media, I think, makes the biggest difference.

LLA: Your company emphasizes customization and personalization of services. How do you ensure that each client’s unique requirements are met, and what steps do you take to tailor your services to their specific needs?

MAP: First of all, we listen to each client. It sounds easy but often real estate agencies offer any property just to be able to show something. But we don’t want to waste anyone’s time, which is why why we have a good chat before organizing viewings to ensure that the properties we show, fit with the researched criteria. Each client has different needs, some clients want a surveyor to check the property, which we will get an expert to assist with. Others need a good bank to be part of the operation, and we will recommend one. Sometimes a client really likes a property but doesn’t like the interior features. As we have experience in the construction field as well, we see many possibilities, and thanks to our vast network, we know people that can do the work. And most important, our clients will deal with the same person from the beginning to the end.

LLA: COSTA HOUSES goes above and beyond and provides comprehensive support beyond property transactions. Could you give us some examples of the additional assistance and services you offer to foreign buyers?

MAP: When clients come from a foreign country, they are faced with various issues. They often don’t speak the language, they don’t know how the whole buying process works in Spain, or they don’t know anyone, and we are here to assist with all of these concerns. Our team is multilingual, we have contacts for everything needed, including lawyers, tax accountants, people that take care of the property (pool boy, gardener, cleaners, etc.), builders, etc. We will always be there as a primary contact for any kind of question (like “Where can I go to buy furniture?”, “Which annual taxes do I have to declare?”, etc.).

We are basically involved in the whole purchase process from the beginning to the end, and even after that, we’re just an arm’s length away. Just to name a couple of more services we do or can assist with – obtaining financing, opening a bank account, changing ownership after the purchase for water, or electricity and gas suppliers.

LLA: Language barriers can often pose challenges for foreign buyers. What measures do you have in place to ensure effective communication and support for clients who may not speak the local language?

MAP: As previously mentioned, our team is multilingual, so usually there is no issue at all. But of course, we know interpreters and translators as well that can help us if we don’t speak the language of the client.

LLA: The involvement of COSTA HOUSES in the Granadella project in Javea, Alicante, is impressive. How do you identify unique opportunities like this, and what factors do you consider when selecting properties or areas for development?

MAP: I think we’ve all heard the sentence before “It’s all about location, location, location” and it’s 100% true. Usually, we pick places with a beautiful sea view and a good orientation – that means to have at least one big, south-facing terrace as we’ve got lots of clients from northern countries, and they are always looking for south-facing properties. After the location, the most important factor to us is the volume of the house, which means that there is enough space to reimagine the inside if necessary. The style of the house is not important to us at all, as this is something that can be changed. I can already reveal that we already found our next project.

LLA: In the real estate industry, market trends and customer preferences are constantly evolving. How does COSTA HOUSES stay up-to-date with these changes?

MAP: We constantly study the market and do research online, as well as through social media; we talk to builders and architects to get an impression of what clients request. We are a member of various associations for the real estate industry and get newsletters from them with the newest trends, laws, etc. and we regularly go to training courses to stay up to date. We are one of the most active agencies in the area and this alone makes us stay up-to-date.

LLA: Sustainability is an increasingly important factor in the luxury real estate market. What initiatives does your company undertake to incorporate sustainable practices into your properties or operations?

MAP: We hardly print anything, as nowadays you store everything on the computer, in a Cloud, etc. We send the dossier by email instead of printing them out. When we plan the route for the viewings, we plan it in a logical way to not unnecessarily drive around.

LLA: As the CEO, what leadership principles do you prioritize to drive the success and growth of COSTA HOUSES?

MAP: I empower my team to always strive for being better and offering a better service, to keep learning and of course, I reward them when they’ve done a good job, so they keep being motivated. Apart from that it is important for me to have a good team spirit so that we help each other out. I strongly believe that the success of our company comes from the people working for it. So my main goal is to keep them happy and hungry for getting better each day.

LLA: Could you share any success stories or memorable experiences where your company’s dedication to personalized customer experiences made a significant impact on a client’s satisfaction?

MAP: I think various factors come together, but to summarize, it is the comprehensive services we provide so that our clients only feel joy and don’t have anything to worry about when thinking of their new home. Our coordination between all parties (lawyers, buyers, sellers, notaries) makes a big difference as well.

LLA: With the expansion of the online marketplace for real estate, how does COSTA HOUSES leverage technology to reach a wider audience and enhance the customer experience?

MAP: We’re up-to-date with the newest technology and using relevant platforms like Instagram and others to reach a wider audience. We invest a lot in online marketing as we understand that most of our clients come from foreign countries and contact us from abroad. We are some kind of pioneers in testing new strategies and ways of marketing, even though we’re not sure if they will always work out, but our spirit is to at least try.

LLA: Looking ahead, what are the key goals and aspirations for COSTA HOUSES in the coming years?

MAP: We hope to grow, to offer a continuously better service, to keep making people happy, and maybe expand into other areas with offices in other regions of Spain.
