Luxury Lifestyle Awards: Congratulations on winning a Luxury Lifestyle Award! Could you share with us what sets Felice Capraro Immobiliere apart from other real estate brokerages in the region?

Felice Capraro: Our experience within the agency, with agents who are all qualified and constantly updated on real estate developments, our responsiveness, and constant monitoring of each file.

At Felice Capraro Immobilière, we fully integrate digital technology into our practices, taking advantage of a wide range of services and partnerships. The name of our agency, Felice Capraro Immobilière, reflects our commitment to working with integrity and clarity, in a transparent and honest manner.

LLA: Established in 2020, Felice Capraro Immobiliere has quickly gained recognition for its exceptional expertise and commitment to client satisfaction. How has the company evolved since its inception, and what strategies have contributed to its growth and success in such a competitive market?

FC: For five years, I worked as an estate agent in a world-renowned network, where I was consistently ranked on the podium among 220 agents in Luxembourg. I built up a solid reputation and, inevitably, a loyal clientele, because we pay particular attention to service provision even after the transaction has been completed.

The company has developed very well over these four years. There are now six of us in the team, we have our own in-house accountant, and I’m constantly coming up with new ways of presenting things. What’s more, we’ve opened our doors to France and Belgium, enabling us to complete 58 transactions in 2023, despite the property crisis.

By setting up our branch in Steinfort, close to the Belgian and French borders, we have implemented a strategy to meet demand in all three countries. We are constantly innovating in the services we offer in terms of marketing and we have very good communications.

LLA: Your company operates not only in Luxembourg but also in Belgium, France, and Spain. Could you elaborate on the challenges and opportunities of operating in multiple countries, and how you ensure a consistent standard of service across different regions?

FC: Having obtained my real estate licenses for Belgium and France, I decided to venture into the Spanish market as well, noting a growing trend among Belgians to invest in this sector. Many people are looking to sell their property in Belgium to enjoy the sun in Spain, which represents a major opportunity. We have established a partnership with TM Grupo Inmobiliario, who take care of all logistics, reception, and client management, ensuring a complete after-sales service for each project. LLA: One of the key services you provide is supporting clients throughout the financing process – partnering with trusted brokers. How do you navigate the complexities of financing in the luxury real estate market, and what measures do you take to ensure transparency and reliability for your clients?

FC: This approach allows us to provide our clients with comprehensive advice on what to do, as well as investment recommendations. In addition, it is essential for us to assure our clients that they will not face any tax or litigation surprises, as some have faced negative consequences as a result of poor advice in the past.

LLA: Felice Capraro Immobiliere offers a comprehensive range of services, including layout design, renovation, and even assistance with moving at reduced costs. How do these additional services enhance the overall experience for your clients?

FC: We assist our clients by leveraging our extensive contacts, aiding them in selecting trustworthy renovation companies, all while alleviating the stress of coordinating the move. Our clients truly value these luxurious services.

LLA: Home staging and virtual layout optimization are essential components of your approach to showcasing properties. Could you share some insights into the creative process behind these services and how they contribute to maximizing the appeal and value of each property in your portfolio?

FC: Virtual tours allow us to better qualify our clients by providing them with explanations about the property before the visit, and each client receives detailed plans with explanations about load- bearing walls for each property. Staging helps prospective buyers envision themselves in empty homes.

LLA: With an in-house legal department to advise clients on tax-related issues, Felice Capraro Immobiliere goes beyond traditional brokerage services. How does this holistic approach to client support differentiate your agency?

FC: This approach enables us to provide our clients with comprehensive advice on the necessary steps to take, along with investment guidance from our agency. Moreover, it’s crucial for us to guarantee that our clients won’t encounter any surprises regarding taxation or disputes, as some have faced adverse consequences due to poor advice in the past.

 

LLA: Can you share any exciting news or developments that our readers can look forward to from Felice Capraro Immobiliere?

FC: It is highly likely that we will soon be opening a number of branches in Belgium while continuing to develop in the field of exceptional properties and property development.
